The famed Dakota co-op assembled piece by piece by Tribeca Film Festival co-founders Jane Rosenthal and Craig Hatkoff just got cheaper again.
The 6,000-square-foot spread at 1 W. 72nd St., which the exes spent more than three decades and 20 separate transactions stitching together into one home, dropped to $12.5 million on Monday, The Post has learned.
That’s down from the $13.9 million The Post reported in May,and a steep comedown from the original $39 million price tag the apartment carried when it first hit the market in 2016.
Rosenthal — De Niro’s longtime producing partner behind films like “Meet the Parents,” “The Irishman” and “Wag the Dog,” co-founded Tribeca with De Niro and Hatkoff in the wake of 9/11.
She and Hatkoff, a real estate investor, split in 2014 after 19 years of marriage but held onto the apartment together, a unit listing broker Ben Dixon of Douglas Elliman says has more Central Park frontage than anywhere else in the building.
The sale also includes a separate 400-square-foot unit across the hall with three windows and its own bath, which had been asking $15 million on its own last year.
Selling a piece of the Dakota is never simple.
The building’s landmarked status makes renovations a bureaucratic slog, brokers have said, and that’s part of what’s kept this listing lingering.
Dixon’s answer was to commission a new floor plan, developed with architect Elena Frampton after conversations with the building’s own architect, John Wender, that reimagines the apartment entirely.
“I asked Elena to come up with the craziest plan to turn this residence on its head,” Dixon told The Post.
“Buyers looking to modernize need to be up for a renovation,” he told The Post. “This is set to be one of the most iconic homes in Manhattan for the buyer who chooses to invest the time and money to reimagine it for today.”
Dixon hopes the new price tag will give buyers the chance to invest more money into the renovation process.
The reimagined layout would turn the home into a five-bedroom with ensuite baths, though any changes would still need co-op board sign-off.
“I think the big change is that we have more information on what you can do with the apartment. Before, it was presented as a finished product. Now we have an alternative floor plan so [potential buyers] with bigger budgets can create something with a more modern layout for today’s lifestyle,” Dixon said.
The bones are still pure old New York. Eleven-foot ceilings, coved archways and two woodburning fireplaces remain, tucked inside a building where John Lennon was shot dead in 1980 and where Yoko Ono still owns a unit one floor below this very apartment.
Lauren Bacall, Roberta Flack, Judy Garland and Boris Karloff all once called the Dakota home too.
