New development similar to Village of Providence coming to Limestone County, bringing 3,000 new housing units

HUNTSVILLE, Ala. (WHNT) — If you live in the Huntsville-metro area, you’re probably familiar with the I-65 and I-565 interchange.

While this area may seem like a traffic jam during rush hour to some people, the developers of a new planned community say it’s the perfect location, which boasts convenience.

“It’s the center of Birmingham and Nashville, you could also argue Chattanooga to Memphis,” said David Horwath, President of Land Innovations.

Land Innovations and Rochford Realty LLC are the developers behind a new mixed-use development set to be built on 400 acres just south of I-565 and east of I-65. The land is in an area of southern Limestone County that was recently annexed by the City of Huntsville.

Tuesday night, the Huntsville Planning Commission approved a zoning change for that piece of land. It went from a Residence 2-B District and Highway Business C-4 District, to a Planned Development – Housing District LUI 56.

The 400-acre parcel will soon become the Westmoore Landing Planned Development.

“We are excited as can be,” said Trey Rochford with Rochford Realty.

The development will blend 3,000 new housing units with commercial retail space, creating a community similar to the Village of Providence in Huntsville.

Developers on the project say the goal is to create a sense of community that will allow people of all ages to live together. The development will utilize several different types of housing.

“On the same street, you will have single-family, duplex, cottages, and townhomes,” said David Horwath.

The development is located close to several major employment hubs like Mazda Toyota Manufacturing, Polaris, Amazon, and the Target Distribution Center.

City planners say this will help boost the workforce.

“Really, this is to kind of help add even more housing to support a lot of the jobs out there,” Dennis Madsen, Huntsville’s Manager of Urban and Long Range Planning, said.

The land where Westmoore Landing is being built was annexed into Huntsville City Limits in January of 2025.

Madsen said as the City of Huntsville grows, it’s important that careful planning is involved.

“So it’s really about planning ahead and making sure you’re incrementally adding all the things you need out there,” Madsen said.

He said that the City of Huntsville and Huntsville City Schools have already had discussions about adding a new school in that area to serve the development.

“We do have a site already identified for an elementary/middle school to help serve that new growth,” he said.

Site developers say this is a long-term project. However, they expect to get the dirt moving soon.

“We hope to be breaking ground in the spring of next year, 2026,” Horwath said.

He said they hope to have the first residents of the community moved in by 2027.
