Los Angeles | $3.45 million

A house built in 1963 and recently renovated, on 0.3 acres

This four-bedroom, three-and-a-half-bathroom house is in the hills of Encino, 10 minutes from a stretch of Ventura Boulevard that is home to several grocery stores and the Encino Hospital Medical Center. A movie theater is nearby, as are the Skirball Cultural Center and San Vicente Mountain Park, which has trails for hiking and horseback riding.

The Getty Museum is 15 minutes away by car, the campus of the University of California, Los Angeles, is 20 minutes away and downtown Los Angeles is 40 minutes away.

Size: 3,330 square feet

Price per square foot: $1,036

Indoors: A paved path leads from the driveway to the covered entryway, where the front door opens to a foyer with wide-plank oak floors. The living room, off one side of the foyer, has a fireplace with a floor-to-ceiling rock surround. A nearby formal dining room has custom-built cabinets, which are painted green, and a wet bar finished with House of Hackney floral-print wallpaper.

At the back of this level is the kitchen, where the countertops are marble and the stainless steel appliances are by Bosch. A breakfast nook with built-in seating is tucked into one corner, and a powder room off this part of the house also has wallpaper with a floral motif.

All four bedrooms are upstairs, off a landing at the top of a wide staircase that begins in the foyer. The primary bedroom has a Herman Miller light fixture and a wide window, and the en suite bathroom has a soaking tub atop black-and-white floors that continue into a walk-in shower.

Another bedroom across the hall also has its own bathroom. Two more bedrooms, one of which has a wall of built-in cabinets, share a bathroom where the walk-in shower is lined with pink and orange tiles.

Outdoor space: The yard behind the house has access to both a patio and an in-ground swimming pool, along with an outdoor kitchen with a built-in grill. The attached garage holds two cars.

Orinda | $3.45 million

A hillside house built in 1982, on 0.2 acres

This four-bedroom, four-bathroom house was built by its original owner as a personal residence. It is 10 minutes from the center of Orinda, which has a hardware store, an ice cream shop and a 1940s movie theater as well as Mexican, Indian and Vietnamese restaurants. Also 10 minutes away is the city’s BART station, from which trains reach San Francisco in half an hour.

By car, Berkeley is 25 minutes away, and San Jose is an hour and 10 minutes away.

Size: 3,136 square feet

Price per square foot: $1,100

Indoors: The house sits at the top of a steep driveway, with steps leading up to a wood deck with views of the hills. Inside is a cantilevered living room; the floors are made of oak, and floor-to-ceiling windows face Mount Diablo. On the other side of a double-sided fireplace is a formal dining room with high ceilings and easy access to the kitchen. Appliances include a six-burner gas range, and an adjoining breakfast room has a leaded-glass window.

The primary bedroom, at the end of a hall extending from the entryway, is also cantilevered, with wood beams running across the ceilings and doors opening to a private balcony. The primary bathroom has a combined tub and shower, and next door is an office with its own fireplace. Another bedroom and full bathroom are also on the main level, off the breakfast room.

The lower level has two full bathrooms and a wine cellar. A family room on this level has wood-paneled ceilings as well as windows that look out over the grounds.

Outdoor space: A wide deck off the breakfast and living rooms is big enough for an outdoor dining setup, and mature trees frame the property. An attached garage has one parking spot.

Santa Barbara | $3.495 million

A Mediterranean house built in 2024 using elements of an earlier structure, on 0.8 acres

This three-bedroom, two-and-a-half bathroom house is 10 minutes from the center of Montecito and less than 15 minutes from downtown Santa Barbara. The home’s living room was part of an adobe-style house built in the mid-20th century, while the rest of the house is new. A walking path on the property passes a seasonal waterfall, with views of both the mountains and the ocean along the way.

Oxnard is 45 minutes away, and Los Angeles is two hours away.

Size: 2,476 square feet

Price per square foot: $1,412

Indoors: From the driveway, outdoor stairs lead to the front door, which opens to the foyer. Saltillo tiles lead from there into the living room, where a fireplace has a stone surround and the exposed brick walls are trimmed with rough-hewed wood beams.

Behind the living room is the combined dining area and kitchen, where doors open to the patio and a center island seats three. The countertops are granite, and the wall oven and separate gas cooktop are by Thermador.

A bedroom on the main level is set up as a home office and has a powder room next door.

A staircase in the living room leads up to the second floor. The primary suite, at the top of the steps, has a private covered terrace off the bedroom. In the bathroom, there’s a separate soaking tub and glass-walled shower.

Outdoor space: The patio, off the kitchen, also has Saltillo tile floors and is surrounded by mature oak and palm trees. Another patio is off the living room, and the driveway has two parking spots.
