PHOENIX — A new retail development will bring restaurants, a nail salon and a family entertainment center to the area around Goodyear Ballpark, according to city officials.

A groundbreaking ceremony was held on Sept. 25 for Ballpark Village, a 7.7-acre retail development at the northeast corner of Estrella Parkway and Yuma Road.

Ballpark Village is being developed by Scottsdale-based real estate company Diversified Partners, which manages properties in five states, including Arizona.

The development is located just north of Goodyear Ballpark, the spring training home of MLB’s Cincinnati Reds and Cleveland Guardians.

“We’re excited to welcome this new retail space to Goodyear,” Mayor Joe Pizzillo said in a press release. “This development meets an important need for residents in this part of the city by bringing shopping and services closer to home.”

What businesses are coming to Ballpark Village in Goodyear?

The city said retail space at Ballpark Village is almost fully leased, as just more than 13,000 square feet remains available for future tenants.

A total of eight tenants have already signed leases at the new development, according to the city. They are:

  • Fast-casual restaurant Farmer Boys
  • Mexican restaurant Mesquite Fresh Street Mex
  • Bruster’s Real Ice Cream
  • Jersey Mike’s Subs
  • Smoothie bowl restaurant Nautical Bowls
  • Starbucks
  • PDS Health (formerly Pacific Dental Services)
  • Locally owned nail salon The Nail Boss

Additionally, Rush Funplex, a family entertainment center with locations in Utah, Missouri and Kansas, will build its first Arizona location next to Ballpark Village.

The 74,000-square-foot facility will include bowling, go-karts, laser tag, mini golf, arcade games, bumper cars and more, according to the city of Goodyear.

The first tenants at Ballpark Village are expected to open next year.
