San Francisco | $3.9 million

An Italianate house built in 1875, on 0.06 acres

This three-bedroom, two-and-a-half-bathroom house is in Pacific Heights, a few blocks from Lafayette Park, where a playground, tennis courts and a picnic area have views of the San Francisco Bay. A nearby stretch of Fillmore Street is home to an ice cream shop, a French restaurant and a cocktail bar. The House of Prime Rib, open since the late 1940s, is within walking distance. Japantown is a few blocks away, and the UCSF Medical Center at Mount Zion is a mile away.

Union Square is about 15 minutes away by bus, and both San Francisco International Airport and downtown Oakland are a half-hour’s drive.

Size: 2,747 square feet

Indoors: Steps from the sidewalk lead a covered entryway, where double doors open to a foyer with hardwood floors.

Off the foyer, in the living room, a bay window overlooks the street and a fireplace sits beneath a mantel with gilded accents. A formal dining room with original molding and a marble-clad fireplace is adjacent.

Behind the dining room is the kitchen, which has green marble countertops and stainless steel appliances, including a Viking range. A breakfast nook with a built-in bench seat is tucked into one corner, and French doors open to the rear deck. A powder room is between the kitchen and the dining room, and a laundry room is adjacent to the kitchen.

From the foyer, a staircase leads to the second floor, where a skylight brightens the main hallway. On this level, the primary suite has a street-facing bay window, a crystal chandelier and a bathroom with a double vanity and a shower.

The two other bedrooms fit queen-size beds, and one has access to an office. A full bathroom with a combined tub and shower is also off the hall.

Outdoor space: The side deck, off the dining room, is big enough for a cafe table and chairs, while the larger rear deck fits a full dining setup. From there, steps lead down to a small garden shaded by mature trees. A garage at street level has two parking spots.

Solvang | $3.850 million

A 1982 ranch house, on 5 acres

This four-bedroom, three-and-a-half-bathroom house, with a one-bedroom, one-bathroom guest suite, is less than 10 minutes from the center of Solvang, where streets are lined with restaurants, bakeries and shops in Danish-style buildings. Both Los Olivos and Santa Ynez, popular destinations for wine tasting and vineyard tours, are also within 20 minutes. A well-rated public elementary school is less than five minutes away by car, as are a farmers’ market and several lavender farms.

Gaviota State Park Beach is 30 minutes away, Santa Barbara is a 45-minute drive and Los Angeles takes two-and-a-half hours.

Size: 4,108 square feet

Price per square foot: $937

Indoors: A gate opens from the street to a long driveway that leads to a two-car garage. From there, stone steps rise to a wide deck, where a door opens to the living room. The high ceilings are wood-paneled and the floors are French oak. There’s a stone fireplace and a wall of windows looks out over the grounds.

On one side of the living room is a dining area with access to a family room, which also has a fireplace and picture windows.

On the other side is the kitchen, which includes a gas range and a backsplash of white tile. A garden window is above the sink and doors open to a covered outdoor dining area.

The primary suite is at the end of a hallway from the kitchen. The bedroom has the same high wood-paneled ceilings and hardwood floors as the living room, and doors open to a patio. The bathroom has a walk-in shower and a deep soaking tub. An office is also connected.

Three additional bedrooms are on the other side of the house. Two on the main level share a full bathroom while a second en suite bedroom is up a short flight of stairs.

Outdoor space: Across one of the patios to the main house is a one-bathroom detached guest suite with its own full bathroom, currently set up as a home gym. Oak and fruit trees surround the house and the property includes a chicken coop, a barn and two horse corrals.

Bolinas | $3.850 million

A cedar-shake cottage built in 1928, on 0.1 acres

This three-bedroom, two-and-a-half-bathroom house is less than a mile from Bolinas Beach, with views of both the Pacific Ocean and Mount Tamalpais. Hiking trails that wind along the water are within a 10-minute drive, and Stinson Beach, a popular surfing spot, is less than 20 minutes away. A small inn with a bar and restaurant is within walking distance, as are a convenience store and a public library.

Driving to Mill Valley takes 45 minutes. San Francisco and Sonoma are around 90 minutes away and San Jose is less than three hours away.

Size: 1,865 square feet

Price per square foot: $2,064

Indoors: At the street level, a gate opens to this home’s front deck. From there, a Dutch door opens to the living room. The wood-paneled walls and ceilings are painted white, as is the mantel above the wood-burning fireplace. Original cabinets with open shelves are built into two corners of the room, and stairs continue up to the second floor and down to the lower level.

Off the living room is a dining room with access to both the kitchen, which has a vintage white enamel range, and the deck. The countertops are marble and a window above the sink opens to a bar on the deck.

The primary bedroom is on the upper level, off a hallway that looks down at the living room. Two balconies are off this room, which also has original built-in cabinets and a wall-mounted sink in one corner. The other bedroom on this level has its own balcony, and both bedrooms have use of a full bathroom with a claw foot soaking tub.

The lower level has a family room opening to another deck, plus a large guest room with six built-in bunk beds. Lockers line one side of this space, and a trough-style sink is on the other. A bathroom on this level has two shower stalls, each with a porthole window and white tile.

Outdoor space: One deck off the main level faces the ocean and the other has a stone fireplace and space for entertaining. The lower level’s deck has an outdoor soaking tub and shower, plus a rack for surfboard storage. The driveway fits three cars.
