Santa Paula | $1.989 million

A midcentury modern house built in 1957, on 0.4 acres

This four-bedroom, three-bathroom house was designed by the architect John Stroh of the firm Wilson, Stroh & Wilson, whose other work in Santa Paula includes a midcentury modern Catholic church. Original walnut detailing and shoji-screen pocket doors are still intact, as is the home’s exterior verdigris trim. The center of town — home to an art museum, a performing arts center and a small airport where the actor Steve McQueen once lived in a hangar — is less than two miles away.

Ventura Beach is 25 minutes away, and Santa Barbara is a 45-minute drive. Driving to Los Angeles takes around 90 minutes.

Size: 2,976 square feet

Price per square foot: $668

Indoors: Mature oak trees line the yard in front of this house, and a stone wall stands in front of the entryway.

Inside, more stone lines the foyer, and straight ahead is the living room, which has original built-in bookcases along two walls and a wood-burning fireplace with a stone hearth. The floors are concrete, and shoji screen pocket doors slide open to a formal dining room, where windows face the patio.

On the other side of the dining room is the kitchen, which has a built-in gas cooktop and a blue tile backsplash. The kitchen can accommodate a breakfast table, and a laundry room around the corner includes built-in storage.

A long hallway lined with clerestory windows extends from the living room. At one end is the primary suite, where sliding glass doors open to a patio and the backyard. There’s space for a king-size bed and the bathroom has a combined tub and shower. Another bedroom with its own bathroom is next door.

A separate wing, also reached from the main hallway, holds two additional bedrooms. Each can fit a queen-size bed and a desk. A bathroom on this side of the house has penny tile floors and blue tile along the walls.

Outdoor space: There is a paved rear patio, and on one side is a wood deck set up as a lounge area. Mature oak trees frame the backyard, and at the front of the house is a carport with two parking spots and access to a storage room.

Pasadena | $1.950 million

A 1918 Craftsman house and guest cottage, on 0.3 acres

There are two structures on this lot: a three-bedroom, two-bathroom main house, and a two-bedroom, one-bathroom cottage currently used as a rental property. The neighborhood, Madison Heights, is a mile from the campus of Caltech. Public elementary, middle, and high schools are less than five minutes away by car. One of the city’s main streets, Arroyo Parkway — also part of Route 66 — is a few blocks away. A Trader Joe’s is within walking distance.

Old Pasadena is five minutes away by car, the Rose Bowl takes 10 minutes and Downtown Los Angeles takes 15 minutes.

Size: 2,066 square feet

Price per square foot: $944

Indoors: The main house is behind a lawn, with a wide, covered porch finished with piers made of stone and clinker bricks. The front door opens directly to a living room with a fireplace that has a red brick surround and a built-in wood cabinet beside it.

Original hardwood floors continue through a wide doorway, flanked with more built-ins, into a formal dining room with wood trim painted white. A swinging door opens to the kitchen, which has stainless steel appliances and a breakfast nook. Behind the kitchen is a small, sunny room with windows that look out at the backyard.

Two bedrooms are off the dining room, each at either end of a short corridor. The primary bedroom faces the backyard and has wide windows along two walls and space for a queen-size bed and night stands. The front bedroom is of similar size, and between them is a full bathroom with a combined tub and shower lined with white tile. Another bedroom, off the living room, has French doors that open to the front porch.

The two-bedroom, one-bath, backyard cottage includes a kitchen and a living room with a decorative fireplace.

Outdoor space: The main house’s backyard is landscaped with fresh sod, and a row of mature hedges divides it from the front yard of the cottage. A detached garage holds two cars, with room for another in the driveway.

Sacramento | $1.975 million

A Mediterranean Revival house built in 1927, on 0.2 acres

This four-bedroom, three-bathroom house is in Sacramento’s Fabulous Forties neighborhood, and sits adjacent to Sutter Lawn Tennis Club, founded in the late 1910s. A public elementary school is within walking distance. On Folsom Boulevard, less than five minutes away by car, are a bookstore, several coffee shops and a cider bar. Shriners Children’s Northern California and Mercy General Hospital are both within a five-minute drive.

McKinley Park, home to a rose garden and a library, is also five minutes away. Sutter’s Landing Regional Park, which has a dog run, a playground, and bike trails running along the American River, is less than 10 minutes away.

Size: 3,200 square feet

Price per square foot: $617

Indoors: A driveway on one side of this house leads to a paved patio, trimmed with brick.

An arched front door opens to a foyer with hardwood floors. The living room beyond has street-facing windows and a gas fireplace, and a room off this space with a wall of bookshelves could be a home office or a library.

Behind the living room is a formal dining room, where sliding-glass doors open to the side patio. The kitchen has a cherry-red AGA range and quartz countertops, and on one side of the kitchen is a family room with backyard-facing doors. A full bathroom with a white porcelain pedestal sink is off this part of the house.

The second level holds all four bedrooms. The primary bedroom, at one end of a hall, has a walk-in closet and a walk-in shower with a bench seat.

Two bedrooms off the hall are big enough to hold queen-size beds and a third is currently set up as a den. A bathroom off the hall has black and white tile floors and a combined tub and shower. A laundry room holds a side-by-side washer and dryer.

Outdoor space: Off the family room is a stone patio, with an elevated area used for outdoor dining and a path that leads to a shaded sitting area. A hot tub is in one corner of the backyard, and a detached garage holds two cars.
