Kreuzberg | $1.084 million (€925,000)

A loft with custom kitchen in a former film studio and factory

This two-bedroom, second-floor loft is in a 1900 industrial building that over the years has housed a pioneering film studio, a factory for artificial flowers and a furniture retailer. The structure was converted to residential use in 2017, and raw loft space was customized for the sellers, retaining original features like rough brickwork and wood ceiling beams. The six-story building now includes 84 apartments.

Just south of Mitte in central Berlin, Kreuzberg is a diverse, multicultural neighborhood of cafes, galleries and independent shops. Marheineke Markthalle, which is a century-old food hall and one of Berlin’s last historic markets, is a short walk west. Mastan, an acclaimed French restaurant, is around the corner. Günter-König-Sportplatz, a small soccer stadium, is opposite the building.

The loft is on Blücherstraße, a street once heavy with traffic that is now phasing out motor vehicles in favor of bicycles. Residents must obtain city permits to park cars.

Size: 1,302 square feet

Price per square foot: $832

Indoors: An airy living-dining area with 12-foot ceilings and full-length windows anchors the loft. Original concrete floors have been covered in hardwood. The custom kitchen, designed by the Italian brand Lago, features multicolored glass cabinets, glossy Dekton countertops and appliances by Miele and SMEG.

Both bedrooms share a spacious bathroom with black slab tiles and bird-themed wallpaper. The primary bedroom includes a walk-in closet with custom shelving. There is a half-bathroom on the opposite side of the apartment, along with a laundry room. Underfloor heating warms the entire space.

The sellers are moving to Italy. Furniture is available by separate negotiation.

Outdoor space: A balcony off the living room faces the building’s courtyard. The sale includes a private basement storage unit; an underground parking space is available for $52,800 (€45,000).

Costs: Annual property taxes are $963 (€822). Common charges are $586 (€500) a month and include heat.

Mitte | $1.084 million (€925,000)

A full-floor apartment in a snail-shaped glass building

This two-bedroom, two-bathroom apartment is in a snail-shaped, six-story building designed in 1997 by the architecture firm Kleihues + Kleihues, which is known for its work on the Berlin headquarters of the Germany’s Federal Intelligence Service. Part of the lobby incorporates a section of the stone Berlin Customs Wall, which was erected on the site in the 18th century to regulate trade. The third-floor apartment was a pied-à-terre for the seller, who is spending less time in Berlin.

The city’s main train station, with connections throughout Europe, is less than a mile southwest. Campus Charité Mitte, one of Europe’s largest teaching hospitals, is around the corner. Trattoria Senza, a gluten-free Italian bistro, is up the street. Berlin’s natural history museum is a block away.

Foreigners can buy property in Germany without restrictions. Buyers and sellers split the typical broker commission of 7 percent. Property transfer taxes, or grunderwerbsteuer, vary by state; in Berlin state, buyers pay 6 percent of the purchase price. Notary and legal fees usually total around 1.5 to 2 percent of transaction costs.

Price per square foot: $654

Indoors: Shaped like a teardrop, the apartment features 10-foot ceilings and full-length windows. At its center is a kitchen with curved walls, Teka appliances from Austria, and white cabinetry. The kitchen opens to a wedge-shaped living room. One of the two bedrooms features an en-suite, white-tiled bathroom. There is a second bathroom off the main hallway, along with two small storage rooms. The seller converted a third bedroom to an office.

Furniture — including two leather sofas, a glass dining table with six leather-upholstered chairs, and a platform bed — is included in the sale.

Outdoor space: A curved, covered balcony wraps one side of the apartment. There is a small loggia, or roofed balcony, up a few stairs at the opposite end of the space.

Costs: Annual property taxes total $890 (€760). Monthly common charges are $794 (€678).

Mitte | $1.16 million (€990,000)

A duplex maisonette in a new building on Am Köllnischen Park

With a private entrance and two levels, this 1,076-square-foot apartment is one of six maisonettes in a 133-unit building on Am Köllnischen Park near the Spree River. Completed in 2021, the six-story lime-brick building was designed by the Berlin firm Tchoban Voss.

Museum Island, whose five institutions include the Alte Nationalgalerie and Bode-Museum, is less than a mile west. Yada Yada Breakfast Club, popular for all-day brunch fare, is around the corner. The Berlin TV Tower, Germany’s tallest structure, is just north in the Alexanderplatz public square. Two U-Bahn subway stations, Märkisches Museum and Heinrich-Heine-Straße, are within walking distance.

The sellers, a family with two young children, are seeking more space in Berlin. Furniture is available by separate negotiation.

Price per square foot: $1,078

Indoors: On the ground floor, the apartment opens to a sunny living room and open kitchen with oak floors and nine-foot ceilings, a rare feature in Berlin’s newer buildings. The kitchen features white cabinetry and solid oak finishes, including countertops and an island. A partition wall conceals a small office off the living room. There is a bathroom opposite the front door.

All three bedrooms are on the second floor, which also has its own entrance from inside the building. The sellers added built-in shelving to convert one bedroom to an office. Both bathrooms feature Villeroy & Boch fixtures and Hansgrohe hardware. There is underfloor heating throughout the unit, controlled by panels in each room.

A buyer could convert the upper floor to a separate apartment for guest quarters or a rental. Short-term rentals are allowed in Berlin with a permit from a bezirksamt, or district office.

Outdoor space: A balcony runs the length of the second floor, with walkouts from each bedroom through sliding glass doors.

Costs: Annual property taxes are $762 (€650). Common charges for the unit are $620 (€528).
