ATHENS, Ala. (WHNT) — The Limestone County Economic Development Association announced Wednesday that the City of Athens approved a conditional rezoning for a planned community ahead of the relocation of the United States Space Command Headquarters.
DDB Capital Fund, LLC, announced City approval of a conditional rezoning for a planned 255-home community in Athens. The milestone aligns with the relocation of U.S. Space Command headquarters to Redstone Arsenal in Huntsville, reinforcing long-term housing demand across the Huntsville metro, of which Athens is an important part of.
The Limestone County Economic Development Association said the development is said to be designed for active living and everyday convenience. The community plan emphasizes movement, connection, and relaxation. Residents are said to enjoy connected trails for evening walks, a resort-style pool, pickleball courts, and generous green space with room for neighborhood gatherings.
“Zoning approval is a vote of confidence in our plan to deliver a high-quality neighborhood for families, builders, and long-term investors,” Derek Distenfield, Managing Director at DDB Capital, said. “With Space Command coming to Redstone Arsenal and regional job growth accelerating, Athens is positioned for durable demand and value creation. Our plan balances housing, open space, and connectivity so the community performs for residents and stakeholders alike.”
Below is what the community is said to offer:
- Homes and scale: Up to 255 single-family homes across approximately 122 acres
- Amenities and lifestyle: Resort-style pool, pickleball courts, connected walking trails, neighborhood green spaces, and gathering areas that support an active daily routine
- Connectivity: Convenient reach to Redstone Arsenal and Huntsville employment centers, with everyday services and schools nearby
- Zoning designation: Split residential zoning under R-1 and R-3, approved with conditions
- Maximum yield: Development limited to a maximum of 255 residential lots within the rezoning boundaries
- Open space requirement: A minimum of 45 percent of the overall property must be identified as active or passive open space, Floodway or Floodplain, and Riparian Buffers
- Next steps: Engineering and builder coordination begin immediately, including refinement of amenity, trail, and open space networks consistent with the approved conditions.
