Tortola | $1.7 million

A three-bedroom villa with an outdoor living room and an infinity pool

This shell pink villa, with Polynesian design elements and teal accents, is near the southwestern tip of Tortola, the largest and most populated of the British Virgin Islands. The three-bedroom, three-bath home was built in 1990, later expanded, and was most recently updated after Hurricane Irma in 2017. It has been used as a vacation rental and is listed on multiple rental platforms.

In the Belmont neighborhood, luxury villas are tucked along hilly slopes, and homes are designed to maximize views of water, trees and sky. Sage Mountain National Park, with hiking trails that lead to a 1,710-foot peak, is about five miles from the property. Terrance B. Lettsome International Airport, on neighboring Beef Island to the east, is 15 miles away.

Size: 2,144 square feet

Price per square foot: $793

Indoors: The main house has the property’s shared living spaces and two guest bedrooms. On the ground floor, the dining room has a sloped ceiling with white wooden beams and sliding glass doors to an outdoor barbecue and dining area. The kitchen, which connects to the dining room through an arched doorway and window, has wood cabinets, open shelving and glossy ornamental fish floating along the backsplash. Both rooms are painted an earthy, warm pink.

The living room has yellow shiplap walls and vaulted ceilings with exposed beams. Steps lead to the two en suite guest bedrooms. A separate cottage holds the primary bedroom suite, which has painted wood floors in a checker pattern and wood beams on its walls and ceiling. Both buildings have mini-split air-conditioning units.

Outdoor space: The property sits on a 0.8-acre lot with an angular infinity pool. The villa has a circular covered terrace that faces the pool and bay. The terrace’s shingle roof, in a Polynesian style, offers both shade and air flow. The primary suite’s cottage has a long balcony overlooking Belmont Bay with a fretted wood railing painted pale pink.

Costs: The estimated property tax is around $950 per year. The buyer’s closing costs are approximately 14 percent of the purchase price, covering stamp duty, legal fees, an appraisal and other expenses.

Tortola | $1.85 million

A renovated four-bedroom villa with a guesthouse

This contemporary four-bedroom, four-full-and-one-half-baths villa was built around 2008 and renovated in 2018, after Hurricane Irma. The main residence has one spacious upstairs bedroom, while the guesthouse has three bedrooms. The property, now being used as a vacation rental, sells furnished and turnkey.

Several beaches are nearby. One is Smuggler’s Cove, which has a beach bar and waters calm enough for snorkeling. A handful of restaurants line the northwestern coast. The British Virgin Islands’ capital, Road Town, in the center of Tortola, has ferry access to St. Thomas and St. John, both U.S. Virgin Islands. Lettsome Airport is a 15-mile drive from the property.

Size: 2,652 square feet

Price per square foot: $698

Indoors: The main house is designed for entertaining but also has opportunities for seclusion. The primary suite has pale blue walls, dark wood floors, dual ceiling fans and a den with treetop views, as well as a bathroom with two vanities and a walk-in shower.

On the ground floor, arched French doors from the pool deck lead to an indoor bar and grill with a stone wall at the center of the house. The adjoining living room has vaulted ceilings, rustic chandeliers and French doors that open to the pool deck. The bar also connects to the kitchen, which has a rustic island and a pass-through window. The placement of indoor windows and doors creates a feeling of openness between the kitchen, bar and living room. The formal dining room has coral pink walls and a round table for eight. A guest suite is tucked into the garden level.

The 460-square-foot, two-story guesthouse has three en suite bedrooms, each with a private garden, deck or porch. A laundry area is near the third bedroom.

Outdoor space: The 0.8-acre sloping lot has a lushly landscaped garden, a carport under a trellis and a water feature sourced by the pool. A covered al fresco dining area is off the dining room. Off the living room, the pool deck has several lounge chairs.

Costs: The estimated property tax is around $750 per year.

Tortola | $1.75 million

Two teal houses near Tortola’s West End Ferry Terminal

This property, nicknamed the Commodore’s Lookout, comprises two residences — one with three bedrooms and two bathrooms, the other with two bedrooms and one bathroom. Both have outdoor living rooms and offer access to a shared pool. The smaller cottage has a long-term tenant in place, while the larger home, which is being sold turnkey, is being used as a vacation rental.

The property is a short walk from the West End Ferry Terminal, which connects Tortola to the U.S. Virgin Islands. A restaurant, a bakery and a small market are a short drive away. Across a petite bridge, the island of Frenchman’s Cay is a haven for scuba divers. Soper’s Hole Wharf & Marina, also on Frenchman’s Cay, has a mooring field, boat slips, a spa, a market, a coffee shop and amenities for seafarers.

Size: 2,233 square feet.

Price per square foot: $784

Indoors: The larger home, with three bedrooms, is designed for indoor and outdoor living. The front door opens to a mezzanine dining room with a table for six and a bar area. Down several steps, the living room has two sofas, built-in bookshelves and a playful feature: a swimming pool that is fused with the house and separated from it by sliding doors. The kitchen, off the dining room, has white cabinets, a gray tile backsplash and Whirlpool appliances.

A door from the kitchen opens to the outdoor terraces. From the dining room opposite the kitchen, a hallway with a washer and dryer leads to two bedrooms. One is en suite and the other accesses a hall bathroom. A third en suite bedroom has a private entrance and is tucked away on the garden level.

The cottage has two bedrooms and an open living room and kitchen.

Outdoor space: The 0.32-acre lot offers ample breathing room. The two-bedroom house has a patio toward the rear and a front deck. The main house has the spacious pool deck. Residents of both can enjoy verdant grounds and zones designed for dining and socializing. A covered lounge area with comfy seating doubles as an outdoor movie theater.

Costs: The annual property tax is $435.
