HonorHealth joins medical office conversion project underway in Chandler

PHOENIX — HonorHealth is joining a medical office conversion project in Chandler.

ViaWest Group, the commercial real estate investment, development and property management firm in charge of the project, announced the addition on Monday.

ViaWest purchased Chandler Integrated Care Campus, located at 2700 W. Frye Rd, in December 2024 and plans to invest $24 million to convert the 187,000-square-foot office building into a medical campus with upgraded common areas, an on-site gym, a physicians lounge and a grab-and-go food service option.

“Chandler Integrated Care Campus was purchased, and is being renovated, to meet real, unmet demand for premier medical office space, particularly for larger user like HonorHealth who want to elevate the healthcare experience for providers and their patients,” ViaWest Group Senior Vice President Alex Hondros said in the announcement.

“We look forward to the completion of this conversion and will continue to lean into this product sector, with an intent to provide more smart, impactful medical office building space as opportunities arise.”

What will HonorHealth have at the medical office?

HonorHealth will lease 50,000 square feet at the Chandler Integrated Care Campus for an Arizona Center for Cancer Care as well as primary care, pain management and breast surgery services.

In addition to HonorHealth, CVS Health is leasing 67,000 square feet at the campus. That leaves approximately 70,000 square feet open to be leased within the building.

“Office conversions solve multiple challenges at once, satisfying pent-up demand with modern medical space that can be delivered faster and at a lower cost than a new build,” said JLL Executive Vice President Katie McIntyre. “ViaWest recognized this opportunity and is acting on it.”
