$2.6 Million Homes in Virginia, New York and Illinois

Rapidan, Va., | $2.6 million

A 111-acre farm with an 1890 farmhouse and several outbuildings

This property, known as Cedar Mountain Farm, includes a three-bedroom, two-bathroom farmhouse, a studio-style guest cottage with a bathroom and several barns, including one from the Sears catalog. Another barn that has been converted into a flexible space that has been used as a wedding venue. The nearest grocery store is in Culpeper, about a 10-minute drive, and Shenandoah National Park is less than an hour away.

Fredericksburg and Charlottesville are both an hour away, and Richmond and Washington, D.C., are both within a two-hour drive.

Size: 3,184 square feet

Indoors: The main house, at the end of a long private road, has a wide porch with ceiling fans.

Inside a tall foyer a staircase rises to the second floor. The living room, off the foyer, has hardwood floors, a wood-burning fireplace and windows overlooking the porch and grounds. Also off the foyer is a formal dining room, with built-in shelves and porch-and-side-facing windows.

Behind the staircase is the kitchen, with stainless steel appliances including a double-door refrigerator and a range with a gas cooktop. Off the kitchen is a mudroom with storage space, along with a full bathroom.

The landing at the top of the stairs, with a ceiling fan and a wide window, is used as a sitting area. The primary bedroom, off the landing, has its own fireplace, and the full bathroom on this level has a claw foot soaking tub and a separate shower.

The two other bedrooms on this level — one’s painted white and the other pink — fit king-size beds. The guest cottage, adjacent to the main house, has a full bathroom and floors made of reclaimed barn wood.

Outdoor space: Near the main house is a red barn where tables can be set up for events and a white barn with a space that serves as a dressing and waiting room and seven horse stalls. A corn crib is also on the property as are fields and open pastures. A detached carport near the main house fits two cars.

Palisades, N.Y. | $2.55 million

A stone and clapboard house built in 1780, on 0.8 acres

This four-bedroom, four-bathroom house, named the Joshua Martin House after an early occupant, was for more than 50 years home to the writer, landscape designer, and photographer Judy Tompkins. She regularly hosted artists including Jasper Johns and Robert Rauschenberg. The house is in the Snedens Landing neighborhood, a few blocks from the Hudson River. Tallman Mountain State Park is a five-minute drive, as is Columbia University’s Lamont-Doherty Earth Observatory.

Nyack, Sleepy Hollow and Tarrytown are all within a half-hour’s drive, and Midtown Manhattan is an hour away by car.

Size: 2,600 square feet

Price per square foot: $981

Indoors: The house is set back from the street, with a stone path leading to a Dutch-style door.

To one side of the door is a combined living and dining room, with pine floors and rough hewed ceiling beams. There’s a wood-burning fireplace and glass doors to a patio. Through this space is the kitchen, which has wide-plank floorboards and stone countertops. The cabinets are painted green and patio-facing windows brighten the breakfast area.

Off the other side of the entryway is a library, which has a wood-burning fireplace with a white mantel. A six-over-six window faces the backyard, and built-in bookshelves line the walls.

The primary suite is on this level, through the library. It also has a wood-burning fireplace, and enough space for a king-size bed. The windowed bathroom has green tile, and the bedroom connects to a screened-in porch.

The other three bedrooms are upstairs, reached via two staircases: one off the entryway, and another from the kitchen. Two of the bedrooms fit queen-size beds, and the other has angled ceilings and space for a double bed. All three bedrooms have en suite bathrooms.

Outdoor space: A stone patio, for outdoor entertaining, is directly off the living room and the kitchen. The grounds are landscaped with grass, flowers, and mature trees. The driveway has two parking spots.

Chicago | $2.6 million

A two-story unit in a 1986 condominium building

This four-bedroom, four-and-a-half-bathroom unit occupies the top two floors of a two-unit building in Lincoln Park, 10 minutes on foot from the Lincoln Park Zoo and a 20-minute walk from Lake Michigan and North Avenue Beach. Nearby are a French bakery, a sushi bar and a Cuban restaurant. Several L-train stations are less than a mile away.

The campus of DePaul University is a 10-minute drive, and public elementary, middle and high schools are within a five-minute drive. The West Loop neighborhood is 20-minutes by car and O’Hare International Airport takes about 40 minutes.

Size: 4,600 square feet

Price per square foot: $565

Indoors: An elevator opens directly to this unit’s living room, where tall windows look out over a wraparound terrace and the distant skyline. There’s a gas fireplace and hardwood floors continuing into a formal dining room. From there a rounded staircase leads to the lower level. A powder room is directly off the dining room.

On the other side of the dining room is the kitchen, which has a Wolf range and a SubZero refrigerator, both stainless steel. A center island offers additional cooking and dining space. At the back of this level is a family room with another fireplace and access to a deck with treetop views.

All four bedrooms are on the lower level, with the primary suite at the far end of a long hallway. In the bedroom, street-facing windows open to a Juliet balcony. There are two bathrooms with heated floors, one with a soaking tub and the other, with a walk-in shower.

Also off the lower level’s hallway are two bedrooms connected by a shared bathroom, a rear-facing bedroom that fits a queen-size bed, and another full bathroom.

Outdoor space: Above the main level is a roof deck, which has views of the city in multiple directions and space for outdoor dining and grilling, plus access to an interior space with a wet bar. The lower level also has a mudroom with storage space, and the unit comes with two parking spots in a secured garage.

Taxes: $27,048 (estimated)

Homeowners association fee: $500 a month
