Crestline | $1.495 million

A mountain retreat built in 2019, on 81 acres

This three-bedroom, two-and-a-half-bathroom house sits on a large parcel of land 15 minutes by car from Lake Arrowhead. The area is a popular destination for hiking and camping, with scenic overlook spots within a 10-minute drive. There are two restaurants within a five-minute drive, one serving Mexican food and the other serving New American-style dishes. There are more shopping and dining options available in Lake Arrowhead Village.

San Bernardino is 40 minutes away by car, and the ski resorts of Big Bear are an hour away. Downtown Los Angeles is a 90-minute drive.

Size: 1,950 square feet

Price per square foot: $767

Indoors: The house is set back from the street, with a long driveway leading to the garage and main entrance. Inside, a winding staircase rises to the main level, where an open space that serves as living room, dining room and kitchen is beneath a wood-paneled, circular ceiling that has a skylight. Windows look over treetops and a door opens to a balcony.

The kitchen area has green cabinets and a suite of stainless steel appliances, including a dishwasher, a double-door refrigerator and a range with a gas cooktop.

A hallway off this part of the house leads to a pantry, where a false wall slides open to reveal a room that could be a reading nook or an office. Also off the hall are two bedrooms. The en suite primary bedroom is at the far end, with tall windows and access to a deck outside, and the bathroom has a combined tub and shower. A guest bedroom across the hall currently holds two twin beds, and a half bathroom is next door.

The third bedroom is on the entry level, with space for a queen-size bed. This level has a full bathroom and another room with a wood sauna.

Outdoor space: In addition to the balcony and the deck off the main level, the 81-acre property includes hiking trails, a creek and level ground that could accommodate additional structures. A fire pit sits in the center of a clearing near the house, and the attached garage holds two cars.

San Rafael | $1.499 million

A 1962 waterfront house, on 0.2 acres

This three-bedroom, three-bathroom house is on the edge of San Rafael Creek, which discharges into the San Rafael Bay. There’s a waterfront patio and a private dock. The nearby Marin Yacht Club is a hub for local boaters. The center of San Rafael is 10 minutes away by car, and has a mix of local restaurants and big-box shopping, including a Trader Joe’s. A SMART station, also 10 minutes away, links the city to Marin, Petaluma, and Santa Rosa via public transit.

By car, the trailheads around Mount Tamalpais are 20 minutes away. San Francisco is a 40 minute drive and San Jose is 90 minutes away.

Size: 1,904 square feet

Price per square foot: $787

Indoors: From the street, a gate opens to a courtyard landscaped with a mix of gravel and drought-tolerant plants. A mature tree stands in one corner.

The main door opens to the living room, which has high, wood-paneled ceilings and a wall of windows facing the back patio and the water beyond it. The anchor of the this space is a fireplace with a floor-to-ceiling stone surround. Hardwood floors continue from here into the dining area, set directly in front of glass doors that open to a patio.

The kitchen, on the other side of the dining area, has an oversized center island with space for cooking and dining. An atomic-style light fixture hangs above the island, and the kitchen appliances, including an induction range, are stainless steel.

The primary suite is off a hallway from the living room. Sliding-glass doors in the bedroom open directly to the front courtyard. There’s a large closet, and the en suite bathroom has radiant-heat floors and a deep soaking tub beneath a skylight. Also on this side of the house is a bedroom set up as a home office, with access to the rear patio and its own en suite bathroom.

The third bedroom is off the kitchen, with space for a king-size bed. A walk-in closet is on the other side of the attached bathroom, which has a glass-walled shower.

Outdoor space: Both the front courtyard and rear patios have ample space for outdoor entertaining. The rear patio takes full advantage of water views. The aluminum bridge linking the patio to the dock is new, and the attached garage is at the front of the house.

Los Angeles | $1.48 million

A midcentury modern house built in 1969, on 0.1 acres

This three-bedroom, three-bathroom house is in the hills south of Ventura Boulevard, in Los Angeles’s Woodland Hills neighborhood. Within a five-minute drive are sushi and ramen restaurants, a bakery, a bagel shop and three supermarkets. Public elementary, middle and high schools are within 10 minutes by car, as is a community college. The Sepulveda Basin Recreation Area, home to a lake, a golf course and sports fields, is a 20-minute drive.

By car, Sherman Oaks and Studio City are half an hour away. Malibu takes 40 minutes and Burbank Airport takes an hour.

Size: 2,533 square feet

Price per square foot: $584

Indoors: From the driveway, steps lead down to this home’s entryway, where a door opens to a long hall with steps that continue down into the foyer. On one side of this level is the living room, where floor-to-ceiling windows line one wall. A fireplace here has a tile surround, and around the corner is a powder room.

On the other side of this level are the dining room and kitchen, where sliding-glass doors open to a balcony. A breakfast bar divides the dining are from the kitchen, which has a built-in desk and a gas cooktop.

From the living room, steps descend to the lower level, which holds all three bedrooms. Off one side of the landing is the primary suite, where the bedroom has wide-plank floors and mirrored closet doors. The attached bathroom, hidden behind a sliding door, has a walk-in shower with a high-set window.

The two other bedrooms, on the opposite side of the landing, are both big enough for queen-size beds, and another full bathroom on this level has a combined tub and shower. A smaller room, next door to the primary suite, set up now as an office, has its own exterior entrance.

Outdoor space: The paved entry courtyard is shaded by the branches of a mature tree, and is currently home to a small table and a set of chairs. The main level’s balcony can fit a set of chairs. A two-car garage is attached. A long set of stairs on the exterior of the house leads from a balcony to the bottom of the lot.
