It sits in the hills of Studio City, less than five minutes by car from a bustling stretch of Ventura Boulevard and from the Radford Studio Center soundstages. Fryman Canyon, a popular hiking trail, is 10 minutes away, as is Laurel Canyon Dog Park.

Indoors: From the garage, outdoor stairs lead up to the front patio, which has brick floors and views of Studio City.

Inside is a foyer, with two bedrooms off one side and the living room off the other. The living room has an original bow truss ceiling as well as an original fireplace with a raised hearth and built-in bookshelves on either side. The dining room, accessible via both living room and foyer, is lined with a wall of windows offering views of the surrounding hillsides.

Also off the dining room, through an arched doorway, is the kitchen, which has Caesarstone countertops, custom-built wood cabinets. and a stainless steel gas range. A breakfast nook is tucked into the far end of the space, and a half-bathroom is off the kitchen.

The primary bedroom, off the foyer, has space for a king-size bed and a wide picture window facing the backyard. A bedroom next door is big enough for a queen-size bed, and the third bedroom is directly off the dining room, with exposed wood beams running along the ceiling. The full bathroom, with a combined tub and shower, is next to the primary bedroom.

Outdoor space: Behind the house is a fenced-in backyard landscaped with new sod and surrounded by mature trees. Around the corner, a flat, paved patio lined with hedges is big enough for an outdoor dining setup, and the detached garage, at street level, holds two cars.

Santa Rosa | $1.05 million

A 1930 bungalow, on 0.1 acres

This two-bedroom, one-and-a-half-bathroom house is in Santa Rosa’s Proctor Terrace neighborhood, less than 10 minutes from the center of downtown by car. A supermarket is a few blocks away, as is a wine bar, and a public elementary school is across the street. The Charles M. Schulz Museum and Research Center, dedicated to the life and work of the “Peanuts” cartoonist, is a 10-minute drive, and the Sonoma County Airport is less than 20 minutes away.

Healdsburg, a town on the Russian River, is a 20-minute drive, as is the Petrified Forest, a trail lined with some of the largest petrified trees in the world. San Francisco is less than 90 minutes away by car.

Behind the living room is space for a dining table, and at the back of the house is the updated kitchen, which has stainless steel Viking appliances and a center island with a quartz countertop.

The house has recently been used as a vacation rental property, and most of the furniture is included with the sale. Ruth Hardy Park, home to tennis and volleyball courts, is a mile away, as is the Desert Regional Medical Center hospital complex.

The Palm Springs Visitor Center, housed in a former gas station designed by the architect Albert Frey, is a 10-minute drive, and The Living Desert Zoo and Gardens are 20 minutes away. Los Angeles is two hours away.

Size: 2,032 square feet

Price per square foot: $517

Indoors: A white wall lined with mature hedges divides this property from the street, with a gate opening to the driveway.

The front door, painted blue, opens to the combined living and dining room, where windows face the front yard’s swimming pool. White wood paneling lines the ceiling, and a gas fireplace is set into one of the walls.

Behind this room is the kitchen, where glass sliding doors open to the patio and pool area. The countertops are wood and the backsplash is tile. A breakfast bar and center island offer additional dining space, and the newer appliances, including a gas range and a double-doored refrigerator, are stainless steel. On the other side of the kitchen is a family room with its own set of pool-facing doors.

All three bedrooms are off a hallway extending from the family room. The primary suite, at the far end, is big enough for a king-size bed and a desk and has a large closet and doors that open to the backyard. The bathroom has two vanities and a walk-in shower.

The other two bedrooms have space for queen-size beds, and both have access to the pool deck. Each also has an en-suite bathroom, one with a walk-in shower and the other with a combined tub and shower.

Outdoor space: There are two outdoor spaces: One, at the front of the house, is home to the in-ground swimming pool and the paved deck and palm trees that surround it. The backyard holds a paved dining patio partially covered by a wood pergola, and has a small lawn and putting green next to it. The sellers have the garage set up as a game room, with two parking spots in the gated driveway.
