Affordable housing developer breaks ground on rental community in Maricopa

PHOENIX – An affordable housing developer broke ground last week on a new rental community south of metro Phoenix.

The Ranches at Gunsmoke, Lincoln Avenue Communities’ first build-to-rent project in Maricopa, is expected to open in 2026.

Financing for the development includes $49 million in Low-Income Housing Tax Credits.

Maricopa is a fast-growing city with over 70,000 residents about 35 miles south of downtown Phoenix.

“This new development addresses the needs of those who work in the city of Maricopa, whether they’re hourly workers, teachers, new police officers or even our retired senior citizens who want to be a part of a community in which they don’t have to take care of the property itself,” Maricopa Mayor Nancy Smith said in a press release.

Affordable housing project is company’s first in Maricopa

The new community at 19550 N. Gunsmoke Road will have 271 duplexes and standalone homes with two- and three-bedroom layouts.

The residences will be available to individuals and families earning up to 60% of the Area Median Income.

Each unit will have a patio, walk-in closets and a private fenced backyard.

Renters will be able to take advantage of the property’s fitness center, pool, grilling areas, clubhouse and rental storage units.

The groundbreaking came the same month another affordable housing developer, Dominium, started work on a rental community in Maricopa called Saddleback Village at Stonegate.
