Bab Doukkala | $468,000 (€418,000)

A riad with a rooftop terrace and plunge pool

This three-bedroom, three-bathroom riad with a rooftop terrace is in the bustling Bab Doukkala neighborhood of Marrakesh’s medina quarter, within the medieval city walls.

Bab Doukkala, on the western side of the medina, is home to the Rue Bab Doukkala street market, which leads into the center of the medieval quarter from one of many massive gates. There, merchants sell fresh produce, handicrafts, tea, spices and more. Though the area has hotel riads, it is less frequented by tourists than other neighborhoods within and near the medina. Jemaa el-Fna Square, the main square of Marrakesh, is within walking distance. Residents will find several schools, though Marrakech International School is farther afield: about 20 minutes by car.

Size: 1,184 square feet

Price per square foot: $395

Indoors: The property is being sold furnished and turnkey. The entrance leads to a covered courtyard with a retractable electric roof. The home’s common areas, including the kitchen and living room, are downstairs. The living room has an earth-hued tile fireplace with a vertical niche for storing firewood and built-in wood bookcases. Overhead, an ornate pendant cutwork lamp casts textured light on the walls. Two armchairs face the fireplace, and a sofa and coffee table form a second sitting area. The dining room, with a table for six, has crisp white walls and is open to the floor above. Near the dining room are a bedroom with a bathroom, and a half bathroom for guests. From the entrance, stairs lead to two bedrooms, both with chunky rugs and white walls, and two bathrooms with showers.

Outdoor space: The high-walled rooftop terrace has a heated plunge pool at one end and an L-shaped sofa at the other.

Costs: Annual property tax is approximately $1,345 (€1,200).

La Palmeraie | $504,000 (€450,000)

A three-bedroom duplex near a golf course

This three-bedroom, garden-level duplex condo, in a residential and resort complex, makes use of indoor and several outdoor spaces. The community’s homes, designed in a traditional Moroccan style with arches, share three swimming pools and several security features, including video surveillance and a guard. The home comes with one parking space.

The upscale La Palmeraie zone, at the edge of Marrakesh’s northern section, sits in the city’s eponymous palm oasis, which covers 54 square miles and is dotted with several hundred thousand palm trees. Other features include an abundance of hotels and resorts, and a sprawling golf club. Marrakesh Menara Airport is nine miles southwest.

Size: 4,176 square feet

Price per square foot: $121

Indoors: Inside and outside, pointed and rounded arches and geometric ornamental flourishes give the residence a sense of place.

The ground floor has two living rooms. One has a fireplace, built-in bookshelves and sliding doors that open to the back yard, and has sofas arranged in a U-shape on a tile floor covered by a flatweave rug. Sunlight and views of the rear garden stream in through ornate window grilles. The dining room sits between these rooms and the kitchen. A guest bathroom is near the entrance.

A rounded staircase leads to the second floor and the home’s private living spaces, including all three bedrooms, an office and a terrace. The primary bedroom, with tile floors and an arched alcove around the bed, has an en suite bathroom with an arched mirror. Two guest bedrooms share a bathroom. The home is air-conditioned throughout.

Outdoor space: A private landscaped garden is partially paved with bricks, has vine-gripped walls, a covered patio and a terrace above. Community residents have access to three swimming pools, the closest being about 500 feet away.

Costs: Estimated annual property tax is $785 (€700). Resort/resident fees total $1,345 (€1,200) a year.

Dar El Bacha | $504,000 (€450,000)

A four-bedroom riad with an in-ground pool

This authentically styled riad, in the central and historic Dar El Bacha neighborhood, has four bedrooms arranged around a snug inner atrium. Lean, minimalist décor and an updated kitchen have modernized the residence, whose older roots can be seen in exposed wood beams, the classic layout and aesthetic choices. Parking is available nearby.

The Dar El Bacha neighborhood is named for its star landmark, the Dar El Bacha palace, in the city’s medina. Built in the early 20th century as a private residence, it is now a museum and a gleaming example of traditional Moroccan architecture. Coffee drinkers will love the museum cafe, which sells more than 200 single-origin coffees. Near the home, in the heart of Marrakesh, there are many restaurants, museums, markets and historic landmarks. The airport is about five miles southwest.

Size: 2,152 square feet

Price per square foot: $234

Indoors: The home has pastel green doors and railings, and tile flooring in various patterns. On the ground floor, rooms are organized around the atrium. Openings lead to the living room, dining room, a modern kitchen and an en suite bedroom. The living room has a Moroccan sofa with low cushions under a pendant light, and the dining room fits an oblong table for four or six. Next door is the kitchen, with minimal shelving, a red-tile backsplash and a pass-through window to the dining room.

Upstairs there are three bedrooms and three bathrooms, each furnished with traditional textiles and simple furniture. A cluster of assorted lamps dangles from the center of the ceiling, above the courtyard, brightening both floors after the sun sets. Disc shaped sconces add accent lighting.

Outdoor space: The home is protected from the elements by a translucent roof. A rectangular pool is in the center of the courtyard. Upstairs, a wraparound walkway connecting the bedrooms is open to the courtyard below.

Costs: Buyers should expect to pay between 8 and 10 percent in closing costs, including a registration tax, notary fees and other expenses, the listing agent said.
