West Portholland | $2.47 million (£1.85 million)

A 19th-century farm reconfigured as a sprawling country home

This four-bedroom, three-bathroom home is in West Portholland, a tiny seaside hamlet in the county of Cornwall, which forms a 1,375-square-mile peninsula on England’s southwestern tip. The hamlet sits on Cornwall’s Roseland Peninsula, a government-designated “area of outstanding natural beauty” protected from development.

The property was a working farm until the early 20th century. A previous owner bought the estate in the 1970s and later merged its main farmhouse and barns into a single 3,408-square-foot residence. The current occupants bought the house in 2012 and added a small wing with a living room and a primary bedroom with a dressing room and a balcony.

For shopping and services, locals travel three miles southwest to the larger village of Veryan or north to Tregony, with establishments like the 16th-century King’s Arms pub. Portholland Beach, surrounded by cliffs, is a half-mile east of the home. Cornwall Airport Newquay, with flights across Europe, is about 40 minutes north.

Short-term rentals are permitted in Cornwall, and there are no restrictions on most foreign buyers in Britain. All buyers pay the Stamp Duty Land Tax, which rises to a maximum of 12 percent based on a home’s value. Nonresidents also pay a 2 percent surcharge. There is a 0.05 percent registration fee, payable to the government’s HM Land Registry, and notary or legal fees can total between 0.5 and 1 percent of the total transaction cost. Buyers must engage a property solicitor or licensed conveyancer (local terms for an attorney) to complete a home purchase.

Size: 3,408 square feet

Price per square foot: $722

Indoors: To the right of the entry hallway is an open-plan living and dining area; to the left are two bedrooms with a shared bathroom. A passage added by the previous owner connects both sides. The renovated kitchen, with a British-made Aga stove, is behind the dining room and opens to a sitting room added by the current owners.

Inside the converted barn is a recreation area and a large sitting room with an open vaulted ceiling and a fireplace with a wood-burning stove.

The second floor’s two wings include a living room and kitchen on one side, with two bedrooms and a bathroom on the other. Ceiling beams in the bedrooms were salvaged from the property’s barns. The home uses oil-fired central heating.

Outdoor space: The property sits on two sloping, landscaped acres planted with shrubs and native Cornish apple trees. Along with a tiled patio in back, there is a covered, heated outdoor terrace with its own bar. The owners converted the farm’s former piggery into a kennel for their dogs. There is a garage with space for two cars.

The sellers are offering a 10-acre site, a quarter-mile north, by separate negotiation.

Costs: Annual council tax is £3,907 ($5,210).

Flushing | $2.27 million (£1.7 million)

A circa 1770 Georgian-style house with sea views and a modern addition

Built for sea captain William Kempthorne, this five-bedroom, two-bath home is in Flushing, a port village settled by the Dutch in the 17th century. In the summer, the village’s beaches draw tourists and vacation-home owners.

Harbour House Flushing, a Michelin-listed waterside pub, is a short walk from the house. Flushing Church of England Primary School, the village’s only school, is around the corner. Pendennis Castle, a 15th-century artillery fort and tourist attraction, is just south in neighboring Falmouth.

The Flushing Ferry runs year-round to Falmouth and the fishing village of St. Mawes. Several trains daily make the five-hour trip between London’s Paddington Station and Cornwall’s Penzance railway station, 27 miles west of Flushing. Cornwall Airport Newquay is 30 minutes north.

Size: 3,745 square feet

Price per square foot: $604

Indoors: Designed in period Georgian style, the three-story home opens to a central hallway flanked by sitting rooms equipped with cast-iron wood stoves and bay windows. The previous owner added the open-plan kitchen and dining room, which have original wood ceiling beams and new hardwood floors. The dining room has a vaulted ceiling and glass doors that open to a patio. Two utility rooms are behind the kitchen.

Because the house is built on a hill, the upper levels have sweeping views of Flushing’s harbor. The second floor includes two bedrooms, a sitting room and one bathroom. On the top floor, three more bedrooms with hardwood floors share a large bathroom with a stand-alone shower and a wide soaking tub.

Furniture is available by separate negotiation.

Outdoor space: There is a small garden in front of the home and a tiled terrace with a tiny pond in the back. The garden steps up to landscaped grounds that include original stone walls and a shed. A small interior courtyard was part of the renovation by the previous owner.

The home is designated a Grade II Listed building for its historical significance, meaning local preservation authorities must approve exterior changes.

Falmouth | $2.47 million (£1.85 million)

A modern home facing one of the world’s largest natural harbors

With sweeping sea views from its elevated site, this contemporary four-bedroom, four-and-a-half-bathroom house is in Falmouth, Cornwall’s largest town. The home was designed by Penzance-based architect Nick Donaldson, who specializes in energy-efficient buildings. Solar panels partly power the property, and a ground-source heat pump manages temperature flow. Built in 2006, the house replaced a small 1960s bungalow.

One of the region’s busiest towns, Falmouth draws visitors year-round with its shops, cafes and galleries. It is home to the Michelin-starred Culture restaurant, the National Maritime Museum Cornwall, and Falmouth University, which specializes in creative fields including animation and design. The town also hosts annual festivals for food, sea shanties and sailing.

Size: 3,067 square feet

Price per square foot: $803

Indoors: The front door opens to a skylit hallway with polished concrete floors. An open-plan living room, dining area and kitchen takes up much of the main floor, which also includes a library, a small office, a half-bathroom and a utility room. The kitchen has hardwood countertops and Smeg appliances, and the living room is heated by a sleek wood stove. Full-length windows illuminate the dining room.

An oak staircase ascends to the second floor, where all four bedrooms have peaked ceilings and en suite bathrooms. Each bedroom has a skylight and unobstructed sea views. The primary bedroom has built-in wardrobes and full-length windows.

Outdoor space: The house is at the center of a landscaped acre of mature trees and native Cornish plants. There are several outdoor terraces where the owners entertained. A two-car garage is adjacent to the house. Falmouth’s scenic cliffs are a short walk from the home.

Costs: Annual council tax is £3,500 ($4,660).
