NOT A HOTEL MINAKAMI TOJI is officially open. Introducing a complex of five villas and a restaurant that sits atop of mountains in Minakami, Gunma Prefecture.

Located just about two hours outside of central Tokyo, the property can be reached by car or train. As the seventh property of NOT A HOTEL, the complex was designed by Makoto Tanijiri and Ai Yoshida of SUPPOSE DESIGN OFFICE. The project was initially announced in August 2023 with all five villas sold out over the course o the construction period. The TOJI complex marks the duo’s second project for NOT A HOTEL after NASU.

The TOJI villas are situated in one of Japan’s historic spring town that sees a rich source of water from the headwaters of the Tone River flow through. The five separate villas are perched atop the mountains, with each property receiving panoramic views. Residents will be able to experience Japan’s fours seasons at their windowsill, transitioning from snowy landscapes in the winter to cherry blossom springs, vibrant greenery in the summer and the autumnal changing leaves. The exterior reinterprets the traditional Japanese mountain hut, with the roof and exterior walls constructed with straight-line copper plate material. Other design highlights include a dining space that uses lighting from Isamu Noguchi’s Akari lamp and has a table that seats eight. The ceiling is made using advanced wood construction methods. The design deliberately leaves some darkness in the space due to a ceiling height of 6m, highlighting the beautiful view of Minakami valley.

Each villa is approximately 252.28 meter squared and accommodates up to eight people, featuring two bedrooms, a shower room as well as a private parking lot. Additional amenities include an open air bath, sauna and a living room which is surrounded by a 15-meter infinity pool, a natural hot spring and a cold bath water outside the sauna. Around the area, residents can enjoy an array of seasonal activities like rafting, skiing and golf. Adjacent to the villas as an exclusive restaurant for guests. The restaurant, Kigi, is based on the concept of “fire and water,” serving up dishes featuring local ingredients.
