The surprising benefits of renting right now

There’s a reason so many people pursue the dream of homeownership. When you pay a mortgage, you get a generous tax break and build equity in an asset that can appreciate over time. You may also get a mortgage interest deduction on your taxes.

When you rent, that equity goes to someone else. With 65 percent of U.S. homes being occupied by their owners, as of mid-2026, it remains a conventional milestone of financial stability.

Achieving that marker today comes with a steep entry price, though. The median home sold for $410,700 in the second quarter of this year, up from $367,800 five years earlier. Putting 20 percent down at today’s average 7.4 percent 30-year fixed-rate mortgage requires over $82,000 in cash up-front and carries a monthly principal-and-interest payment of $2,275.

For moderate earners, that price tag makes buying a stretch. But even among those who can afford to buy or keep owning a home, renting can still make more sense.

When home prices and carrying costs are this high, tying up hundreds of thousands of dollars in real estate isn’t always the best path to wealth or peace of mind. For high earners seeking flexibility or retirees looking to preserve their capital, renting could offer more liquidity and financial stability.

Fixed housing expenses

Many see homeownership as key to financial stability, but Steven Conners, founder and president of Conners Wealth Management in Scottsdale, Arizona, said people who opt to rent can benefit from having fixed costs, even if it’s just for the duration of a lease.

“Your expense items become a lot more predictable,” he said, adding that it also leaves more money for investment.

Not only do property taxes, insurance and upkeep contribute to the cost of owning a home, Conners said, but it can introduce surprise expenses.

If your fridge breaks and you rent, he said, that’s your landlord’s problem. If you own a home, it’s an expense you can’t put off. That monopolizes money you may have wanted to save or invest, and it could mean taking on debt.

The down payment required for buying a home, Conners said, could mean locking up much of your wealth in a home, which you can’t easily convert to cash.

When you rent, he noted, you may need to advance your first month’s lease payment and a security deposit. That’s considerably less money than a down payment on a typical home today, allowing you to put money into long-term investments and high-yield savings. A savings account gives you more flexibility to manage unplanned expenses or a layoff.

It’s not just workers who are trying to save and build wealth who can benefit from renting. Barb Pietrangelo, a financial planner at Prudential Wealth Advisors in Ada, Michigan, said that renting can work for many of her single or elderly clients, “especially if they don’t have the savings to handle ongoing homeowner expenses.”

Pietrangelo said this frees up money for other purposes.

“Depending on their equity, becoming a renter may unlock extra funds for travel or other opportunities to do things they have always wanted to do but never felt they had the freedom to,” she said.

Greater flexibility

Another benefit of renting? You’re generally not locked into a housing situation you can’t undo.

You may lose a month of rent for breaking a lease early, Conners said. But that sum could pale in comparison with having to sell your home at a bad time because you suddenly need to move.

Homeownership can be limiting for people whose lives or careers are in flux, Pietrangelo said.

“For young singles, we see that they can typically change jobs more frequently as well as relationship status,” she said. “Renting can give them the flexibility of mobility, which is important to them.”

Put the savings to good use

Renting isn’t guaranteed to save you money. In some areas, the cost of a rental may be the equivalent of a mortgage payment that includes property taxes and insurance.

But if you can cut costs by renting, you can use that situation to improve your finances long-term. The key, Conners said, is to stick to a budget.

“The disciplined investor is going to say, ‘I’m renting so I can control my expenses, but I’m going to take the difference and invest,’” he said. To make this automatic, you can set up recurring monthly transfers to a brokerage account or individual retirement account.

If you don’t trust yourself to stay disciplined and bank your savings, you may be better off buying, Conners said. That way, the equity you build can function as an automatic savings account without you even realizing it.
