One-of-a-kind Steamboat Springs mansion with gondola views hits the market for $14M

Many Colorado mountain homes can claim ski-in/ski-out status, but premier views of a gondola gliding just past your windows? That’s a bit more rare — and exactly what the next owners of this Steamboat Springs residence can look forward to.

The sprawling stone estate at 2555 Ski Trail Lane has returned to the market for $13.95 million, offering buyers another chance to own an extraordinary property just steps from the ski base.

The six-bedroom, 7.5 bath residence spans an incredible 11,317 square feet and overlooks the Steamboat Ski Base, Emerald Mountain, the Yampa Valley, and the Flat Tops.

That craftsmanship is immediately evident upon entering. Massive stone walls, reclaimed timber beams, handcrafted ironwork, and soaring expanses of glass create interiors that feel equal parts mountain lodge and European manor. Among the home’s most striking architectural features is a custom range hood that rises more than 20 feet through a skylit shaft, flooding the chef’s kitchen with natural light.

The stonework may be the home’s defining features. 

“The exterior stonework was created using locally sourced boulders that had naturally weathered for decades before being individually anchored into place,” Leeds says. But the thoughtful craftsmanship extends well beyond the facade.

“Many of the interior stair railings, exterior deck railings, and even the custom refrigerator handles incorporate reclaimed chairlift cables—an authentic tribute to the community’s skiing heritage that’s unlike anything you’ll find elsewhere,” he says.

Although the residence stretches across three elevator-serviced levels, it was intentionally designed for everyday living, with nearly all essential spaces, including two primary suites, located on the main floor.

The amenities are equally impressive. A temperature-controlled wine cellar stores more than 2,000 bottles, while a private theater, indoor shooting range, hot tub, expansive entertaining deck, and three separate laundry rooms ensure the home is as functional as it is extravagant. Nearly every major room frames panoramic mountain views, while walls of glass keep the gondola and surrounding peaks constantly in sight.

Despite its old-world appearance, the residence has been thoughtfully updated with modern technology, including a fully integrated Savant smart-home system that controls lighting, climate, audio, motorized shades, and entertainment throughout the home.

The location, especially for active Coloradans, is hard to beat. Owners can walk directly to skiing, mountain biking, hiking, restaurants, and the Steamboat base area while remaining just minutes from downtown.

“It would be extraordinarily difficult, if not impossible, to recreate today,” Leeds said. “You’re buying one of Steamboat’s true legacy estates, something that simply can’t be built again.”
